Times are tough, so when two couples (brothers and their wives) wanted to rent from me, and after a screening, I said ok.  They all signed a one year lease.  After five months, one couple is moving out and the other wants to stay.  Can I just write up an addendum to the lease to remove the one couple and have everyone sign it?  Do I write a new lease?  I want to protect everyone, especially myself.  What is the best way to go about this?

We have written many one page addendums removing tenants and transferring responsibility to the remaining tenants.  It works in Pennsylvania.  Dont' get involved in the security deposit issue.  Let them figure it out amongst themselves.

1st question;  Can the remaining couple qualify for the rental themself?  Or- did they need the others income to make it?  If they needed the others income to qualify- do not release the other from the contract.

If they do qualify.  " the deposit remains with the unit"-- they work that out themself. Wite an addundum to remove the other couple.

Writing a addundum to remove the other couple is a good move ,cause when i used to migrate in helsinki or muutto Helsinki they write me an addundum so that we can fix the issue.
