I served my tenants with 30 day notice on 10th of July.  They have made it clear that I will have to evict them and they won't pay rent any longer.  Since their rent is due on the 1st, can I also serve them with 3 day notice to quit after that (since they aren't going to pay their rent)and start eviction proceedings or do I have to wait till the end of the 30 day notice, then proceed and try to collect back rent during that process.  I'm in CA

kasper, you need to research CA law.  Your law is very specific, especially in certain cities like San Fran. or LA.  If you can't find what you are looking for, try posting this question on:

There is a CA LL on there that is very good with CA law.  I'm sorry, but I'm not too familiar with their special state laws.  You will probably have to register to use this site, but it is free.

Thanks OH..I saw that advice in another CA post but figured I'd give it a go here...I'll try there also.

I wish I could help you CA LLs more.  But CA laws are so different from the ones we have here.  You have rent control, just cause evictions for leases AND m2ms, etc.  We have nothing like that here.  Also, CA law changes from city to city.  OH law is pretty uniform (except for a few local ordinances.)  I'm just not as versed on the specifics of it and I wouldn't want to steer someone wrong.  BTW, I visit that site several times a week, so I may chime in there with my 2 cents worth as well.  I know that if I'm wrong, they will correct me there.  Good luck.
