This Tenant had Volunters of America buy her Mobile Home, She was a HurricaneKatrina Victim, and they found our and placed her home on ourProperty, She has been behind on Lot Rent and was taken to court.  She is now moving the Mobile Home, with help of Services once again...Living from Place to Place Free is how I see it!  We had to Pay a Lawyer $900.00 just to get her off the property.  She has still not payed the attorney our back rent even though the courts ordered it.  How do we collect the money?  Is there anything else we can do to get her to pay?  Why do tenants get away with this?  Can we take a lein out against her Mobile Home?  Is this going to cost us more money?  Please help, can I call the cops and let them know she still owes us money, therefore her mobile home can not go until it is payed?  What else can I do, this is so unfair.  It took us three months just to get into court, so she was able to live there for free!  I am out $1,200 plus the $900.00 for laywer.
I Live in Alabama by the way, I for got to put this in my post.  Someone Please help, the movers are already taking the skirting off and moving her off the property tomorrow Monday Oct 27, 2008

Find out where the home is being moved to.  The movers can probably tell you this.  Then sue in small claims court (limit $3000) to get a monetary judgement against her.  Once you have that, record it with the court or county recorder to be sure it gets on her credit report.  In OH, you can ask for what we commonly refer to as a debtor's exam to find assets, such as the mobile home.  If the home is in her name, you can file a lien against it.  She can't sell or refinance until you are paid off.

Thanks OHlandlord.  The movers came back this afternoon and some of the tenants called us because we live 45 minutes away.  They gave us the name of the movers, and the tenant was bragging that they were given 1 acre property donated to them.  These kind of people are taking advantage of the system.  I called Cerabal Palsey, and Volunters of America and told them what this lady has done, since they are the ones who helped her out.  I also let them know that one month after she had moved in, she moved her boyfriend in and that went against their policy with her.  We never put her boyfriend on the lease, which she wanted...and Thank God we didn't, it would of cost us more money for eviction due to how many are on the lease.  I believe she knew that also.  I told the CP and VOA also of her not paying, and she needed to be flagged in the system.  She is working the system, and their are more needy people out there that need the help.  This makes me sick to even talk about it.  She has about 14 bags of Garbage she has set on the outside of the Mobile Home also.  We did tell the movers they are not allowed to take the Power Poles, they belong to us, we paid for those.  I know the tenant was looking at them and had one dug up according to the other tenants.  Man, LL laws stink in Alabama!  Something needs to be done to protect LL's.
