I has a very good applicant, but the mother of my applicant is confind to a wheel chair. Any opinions?

Not a problem.  The tenant is the one responsible for making any accomodations to the unit to meet her disability.  You only have to make reasonable accomodations yourself.  Reasonable should mean whatever you have to do can't be overly expensive or destructive to the property.  The tenant has to modify the property and return the property to its original condition once the tenancy is over.  Many disabled tenants qualify for funding to help them do this.  Is the mother going to live there as well or just visit her daughter?

The couple times I have rented to disabled tenants, I put a new railing up along the front steps (even though they weren't high enough to require one by code), added some grab bars and a toilet assist in the bath, removed a bifold door, and changed a threshold from wood to metal to be lower.  Total cost to me was about $100 and a couple hours work.  Other than removing the toilet assist, I left everything else in place for the next tenant.

I agree the tenant is responsible for any disability related changes AND for changing it back after they move out. At least thats how it is in NJ.
