Hello,

I have a two bedroom in which a married couple and a mother-in-law are interested in.  Do I have all three of them complete a rental application?  Also, there is a non-refundable fee of $29.95 for a complete background check.  It doesn't seem right to collect this from all three people especially since they are all family.  Do we collect this fee only from the person who will be writing the rent check?

I love this forum and the responses from other posters have indirectly helped me as well! 

Would love to hear how others run their property concerning this background check, thanks in advance!

I'd just run the background check on the husband (or head of household).  In the case of roommates, I always run background checks on each of them.  But for families, I usually just run the checks on the head of household.

You should run a background check on EVERY adult in the household.  You may want to only do a credit check on the head of household, or on the major income earner.  But check the criminal and eviction background of everyone.  What is to stop another family member from having multiple evictions, be a sexual predator, or having drug convictions?  Or the adult child of a couple?  You need to check out everyone who will live in the unit to be safe and protect your investment.  The check doesn't have to cost you anything if the people are local.  Check websites to see where they lived previously.  Then check municipal, housing, and common pleas court records on each of them in that area.  Most places have these online for free - it only takes some time.

I totally agree that you should run a criminal background check on every adult in the house. You would be surprised how many women have been convicted just last year, my brother is a policeman and I get terrified by the stories I hear. Also I always run the criminal background check separately on background-intel.com because this is one of the most reliable services if not the most reliable. Also they deliver the reports very fast.
