This question is specific to California:  My evicted tenants are gone; however, they left no forwarding address.  I'd like to know how to get their Deposit Reconciliation to them.  Since their previous address was their parents' home, can I legally send it to that address, or drop it off at place of employment for one of them, in addition to sending it to the rental and requesting an "address correction" from the post office?

I would email them asking for a mailing address for the security deposit. If they don't provide one by the time you are legally obligated to send it, then send it to their last known mailing address certified and signature required so that you get it back whether they get it or not and can show you did everything you could to get it to them.

Thanks very much.  The tenant was asked to leave, and used their deposit for last month rent and utilities, so they owe me money for utilities, cleaning and damages.  The gal is pretty vicious, so I'm just going to chalk it up to the cost of getting rid of her.  I'm sure it would have cost me about as much to go through small claims and then try to collect a judgement.  And the stress of that, plus worrying about vandalism probably would have given me a heart attack.
