I am dealing with a nightmare tenant! He's controlling and very difficult. His lease ends March 31 and even though he's moving early, he's refusing to allow me into my unit until 5:30pm on March 31. A few weeks ago he agreed (in an email) to allow my husband to begin fixing the ceiling at 1pm on March 31. He is now saying he takes that back and if we enter the unit when he's not there he will call the police. He is also refusing to allow my husband in the unit without him there prior to him moving to access what repairs need to be made. According to our lease, we have the right to entry at anytime with reasonable notice. There is nothing stating he has to be there and can refuse us. Please help! I'm counting down the days until I never have to deal with him again!

Tenants can be really hard to handle sometimes. It always a good option to have a property manager for such tasks.

I agree with BritneyR if you can’t handle the issue with tenants by yourself, seek for professional help. And my personal advice for you is next time gather references from previous landlords. You can ask them whether they rent to this person once again or not.

What state are you in? I feel like it's state-specific on whether they can refuse you to enter or not, unless it's an emergency
