Recently evicted tenants who were month to month for the past year. Not only did they leave the place filthy, but damages are going to exceed deposit. I need to know exactly what I can and cannot charge them for. How detailed does this billing need to be? Do I need to have professional estimates on paper backing everything? And they did not leave a forwarding address but I know where they are. Does this null and void anything? Thx.w

I would get written estimates from licensed professionals, then see what you are looking at. If you have $300 over the deposit, it isn't worth going to court over. If they did $10,000 in damage, that's different. 

What do you think it will take to make the place as nice as when they rented it?
