This is my first post, so be kind.

My wife and I are moving out of our townhome and into a house.  We're looking to rent while our townhome appreciates back towards what we paid for it.

I've listed the townhome on craigslist, gotten some interest and have done a couple of showings.  I informed an applicant that we would like our renter to have income at least three times the amount of rent.  She says that her ex husband pays child support and without this amount she wouldn't hit the 3x number but with it she would.

What are your thoughts? Would you count child support as income when approving a renter?  Anything we should be thinking about here?

I do not count it.  It's not guaranteed.  it helps maybe if you are close, but it is not the deciding factor.
