I have a tenant who signed his lease which begins on July 1st. He just notified me that he was told he will be deploying in October and does not feel it makes sense to rent from me. According to the Civil Relief Act I obviously will not keep his deposit, but the curve ball is what he will owe me before his lease terminates 30 from the date I receive his papers. If he brings me the papers tomorrow (June 12th), will he owe me July's rent because it falls in the 30 days (effectively ending August 1st)?

question; can you not find another tenant in the two weeks left before July 1? did you have other prospects?
