Has anyone used this website for checking credit reports.  It says it gives you an analysis of if the tentant is risky, good etc. that would help people that are not familiar with what to look for in a credit report.

I use it. The only analysis they give is the person's credit score. They have the usual menu of services so it can cost I believe $9.95 for a basic credit report to $39.95 with state eviction, state/national criminal, terrorist and sex offender.

I have never used that site before but whenever I am doing my tenant screening checks I use http://myrental.com/. They provide you with criminal background checks, sex offender registry search, credit reports & scores, eviction reports, tenant scores, and terrorist searches. I like using them because it's crucial to do a thorough background check for each tenant so anything to help make my life easier, I'm all for. They have a few different packages to choose from offering different reports and screenings so you can be sure you are paying for exactly what you need. I always go with the Tenant Score with Criminal package they offer for $24.99 because it includes everything I could possibly need when screening a tenant.

Smart Housing has a new Smart Score that is part of the tenant screening that enables a landlord to compare applicants apples-to-apples across credit reports, eviction and criminal history, sex offender registry, and expense-to-income ratio.
