My tenants paid their rent late in Nov 2012, paid Dec 2012 and Jan 2013 rent late. They were sent a letter of demand in Dec 2012.  Eventually paid double for Dec and Jan.  Then sent a long letter of everything that is wrong with the house (after we had already spent in excess of R100,000 on repairs).

They make themselves unavailable by email or cell phone.  They have now not paid for march 2013 and not for April 2013 neither have they paid their utility bill.  And according to the South African Law we cannot turn off the basic servies i.e. lights and water.  They have been sent a Letter of Demand again and we will wait the legal 20 business day period and then send a letter to cancel the lease and then send them a letter notifying them of eviction giving them the 14 business days (by law) to vacate the property..

They continue to ignore messages left on their cell phone and emails.  They make it very difficult to get hold of them.

Why is the law in South Africa all for the tenant, and no protection for Landlords.  It is also very expensive to get lawyers involved to evict them.
