What does your contract with the PM state? Is it a fixed term contract? Is there an expiration date? While the PM does sign the lease, he/she does not own the property. Without your approval, he/she has no legal standing to even sign those leases with your tenants. He/she is your agent at those lease signings. Read your contract with that PM. If it states a set period (term) or an expiration date, you may be stuck with the PM for a period of time yet. But if there is no wording to the contary, I would think you could fire them just as you would fire any other person who works for you. If in doubt, ask an attorney to review your contact or consult a LL association in your area for guidance. I hope it works out for you.
