This has happened to me twice now, the tenant does a good job cleaning but there are still things I find that need to be cleaned (usually minor things that just need a more thorough clean) I write it down and verbally mention it then the tenant attempts to start cleaning it up.
for example: There was a toilet that had hair all along the bottom, I mentioned it the tenant she went and wiped it, I check this again to see if I should cross it off the move out inspection and it was still not all clean, she cleans it again and still no good..this happened 3 times over!

The thing is.. the tenant didn't want ANYTHING to be written down for cleaning as she wanted her full deposit back. The reason this bothers me is because I typically will have cleaners booked in anyway whether its a quick clean or a more detailed clean. 

Please share your experiences and if there is anything you have found to work best for move out inspections
