SO when I first got started doing rentals I found it awkward to go into a house, even though it was mine, and do an inspection. I also noticed that the vast majority of my tenants did not change the air filters as they should. I now have built into my lease that I provide the air filter at their cost, billed into the rent, and I install it monthly. I gain easy entry into the home, rarely if ever have to give 24 hour notice, show up at somewhat random times, and most of them think it's a positive service i'm giving them. I have had pretty good luck with this routine.

You are absolutely right in conducting inspections. I believe it is a great way to keep a check on tenants.
