I have a prospective tenant who would like to sign the rental lease this weekend. She only wants to pay the first months rent when we sign. She would like to move in 6 days early and the rent would be prorated. She said on the day she moves in and gets the keys she will pay last months rent and security. She told me the reason for her wanting to wait is that she once paid first, last and security before and lost it when her furniture wouldn't fit through the narrow doors of the new apt. Her landlord couldn't rent it she said and therefore she couldn't get any of her $ back. I told her legally I thought she could have gotten security back. My questions is since we live in MA and are only allowed to accept first, last and sec at move in can I accept the prorated 6 days along with a full month for August's rent. Thank you......

That's something that you'd have to work out with your tenant..I mean, she's asking you to be accommodating to her requests, ask her to do the same by asking her to pay the pro rated rent at move in..if she doesn't comply, then simply tell her legally you're not allowed to let her move in before the 1st..
