The tennant wrote me a hot check. Said this https://www.gofundme.com/2tdwxss and now is threatening to sue me for all his out of pocket expenses. All the problems he listed are unfound. He told me that the house was unlivable because not all the windows opened, there wasnt all 3 prong outlets, there were ants and wasps in the yard, and allegedly "black mold" on a window, it's spray paint btw. He never gave me written notice of the problems. They have since moved out. Should I be worried about a lawsuit?

have all doc., pics, bad check & all.
send his check out list and return of any monies due from security within time period of your tate

Make sure you send his security deposit refund or provide a full accounting of how it was applied within the required timeframe. If he still owes money, pursue him like the deadbeat he is. Collection agency or small claims court quickly after you send the demand letter. Your deadbeat tenant will find that Judges have very little patience for his loser BS.
