Do research on the platform you are posting to. They will be your actual competitors so see what looks good and what doesn't. What does you applicant care about? They want to know price, bedroom count, amenities, etc. 

Keep it short and simple. Bulleted lists are easy for people to quickly get the idea of the place, no one wants to read a long paragraph anymore.

$1500 per month, Beautiful 2bedroom, 2 bath apartment in the highly coveted neighborhood of downtown, Newark, NJ in the industrial section.  Only 1 brisk mile walk to the train station and your are off to work, or exotic adventures in Nutley, Hoboken, NYC, or Staten Island!  Your furry friend will enjoy basking and people watching in the 4 by 9 foot pet space outside, next to your home on sunny days.  Ample, but competitive street parking is available on alternate days of the week!

Lately, I've just been doing the following:

$1730 - 2 Bedroom, 2 Bath, 2 garage parking spaces, W/D in unit, fitness center, and pool. 

20 minutes to Fort Belvoir.  10 minutes to Crystal City (20 minutes after 7:30 AM), Pentagon and Ft. Meyers. 

Easy access to DC.  Bus to Pentagon Metro stops in front of the building. 

- Freshly painted. New window treatments.
- Landlord pays heat, hot water, trash pickup and HOA Fees.
- Tenant pays rent, electricity and cable/internet.
- Non-smoking household, no pets. 
- $30 non-refundable Background check fee. 
- $1730 rent and $1730 security deposit on signing
- $250 building move-in fee and elevator $500 deposit
