Ok so tenants dog (brought against lease into property after she was told no dogs verbally after asking) ripped apart my garage. Brand new laminate floors (2 floor boards but I have to pull up 1/3rd of the room and all the shoe mold to repair. 3 areas of base board.  Then she ripped apart the dry wall in her room doing something odd. And then ripped another area of wall, water damage on other part of floor and broke a door. 

We will repair all ourselves.  How do I determine costs per item? Do you have to get estimates? Damage is well beyond security if I only counted cost of floors but I need to give them a break down.  This is my first time renting so I need to know for future too.  

If someone rips the drywall what do you charge?
