Good tenant would like to terminate lease 4 months early.
I'd like to accommodate, but want to protect myself. There is no early termination clause in the lease.
Any suggestions on how to draw up agreement that protects us both. I want to be sure if I find a new tenant, the existing tenant will actually leave.

I went through this a couple of years ago. Have the tenant agree that they will allow you to show the place to prospective tenants until it gets rented out. Once it is rented out, you will allow them to break the lease and leave. Always remember that the landlord has the power in this situation. Depending on the situation, you can say no to any tenant who wants to break a lease and they're pretty much screwed legally. I'm sure there are other ways to go about this, but that's what I did and it worked out fine. If this tenant is as good as you say, he/she won't have a problem with this arrangement.

Since, you are the landlord, you have all the powers. You can discuss it with a real estate agent and show him your lease agreement, I am sure that you will get a good advice.
