Tenant's lease terminates on 4/30/14.  Tenant was doing last minute cleaning of the unit.  Tenant informed me that they will be done by 10pm for inspection.  I said ok but ended up having to be somewhere and instructed my wife to take a look and get the keys from tenants.

My wife performed a not so thorough inspection and said to them place looked ok and took keys.  I inspected the place the next morning and there are some issues with cleaning and some repairs needed.

Since my wife did the inspection and told them ok, do i then lose the right to have them pay for repairs or cleaning after I did a more thorough inspection?
