One of my tenants notified me that she was at home during an attempted burglary and managed to scare the burglar off. She feels unsafe and asked me to install security cameras along the property.

Am I required to do so?  What if I put up a fake camera or a fake sign to psychologically scare off would-be burglars?

I doubt your state requires anything like that at all. Most require that the place can be secured (windows lock, deadbolts on the doors, etc.).

Is it a bad area?
Any other details (was it at night, middle of the day, was it possibly just a friend of the last tenant who didn't realize they moved)?
Did you change the locks before this tenant moved in?

She's welcome to buy her own security system such as SimpliSafe or something like that (unless that's prohibited in your lease).

I would offer to install a ring video doorbell or something like that.  Especially if she's been a good tenant so far.  She will move out first chance she gets if she doesn't feel safe.  It's a small investment and makes the property more marketable.

No, you aren't required to install anything more than locks on doors and windows. Allow the tenant to get a security system if she likes. Our leases state that we cannot guarantee that any area is free of crime. (Even the best neighborhoods have crime.)
