Anyone have a sample landscaping for grass/snow they can share with me?

I doubt most people use anything like that, it's usually specified in the lease. Just state what the policy is (tenant is responsible for a, b, and c). Just keep it simple.

I have it under Tenant's Repairs And Maintenance Clause. 

The Tenant shall..."cut the grass and maintain the shrubbery"..."keep the walks and driveway free from dirt, debris, snow, ice and any hazardous objects."

I should also include a statement that the Tenant is responsible for any fines resulting from failure to maintain the property according to the above.

I'll be sure to add that in the renewal.  Thanks for the great question!  😉

I do actually use a lawn care addendum since not all places require it.  It has the tenant's name & address on the top, then:

The party above is responsible for partial grounds upkeep and shall be required to:

    • irrigate and maintain any surrounding grounds.
    • trim lawns and shrubbery.
    • keep the grounds clear of leaves, rubbish, fallen fruit, vines, and weeds. 
    • weekly, mow and trim the lawn, and trim the shrubs from April 1st through November.
    • keep fence lines clear.
    • sweep any sidewalks.
    • remove vines and weeds from exterior walls, trees, shrubs, and flower beds.
    • rake and remove leaves and yard waste. 

     

If checked here [    ]  Tenant is responsible for snow and ice removal within 24 hours of snowfall from walks, driveways, steps, and any areas where safety should be observed.

 

Tenant will be responsible for any fines from the city for failure to maintain the grounds.  Tenant understands and agrees that if he/she fails to maintain the grounds in accordance with this agreement, a lease violation notice will be issued.  If tenant fails to cure such violation within 7 days, the Agent/Owner may cure the violation and charge the tenant for such work.

 The tenant signs and dates it as part of the lease packet.
