The tenants' check was late in getting to me by 6 days. Per the signed lease agreement they have to pay a daily late fee. The rent check has arrived however the late fees are not there. I was informed that if Inaccept the rent money then the tenants won't have to pay the late fees. Any advice? The rental is in Colorado, if there are differences for each state.

there are diffenences in the states...
wisconsin can demand the late fees, but you said 6 days...most states give the tenants 5
i would forget the fees this time but inform (in writting and keep it) that late fees will apply in the future
you come out looking like the good guy...but inforce the next 1
