I have been using RealTools for about 8 years now but Im tired of the quarks and Im ready to upgrade.

What do you guys suggest?

I plan to purchase more properties in the future but I currently own 3 houses with a total of 8 units.

What have you used and what do you think about it?

I use "rent manager" by London Computer systems.  For your size, use the stand alone ( put on your computer).

 

They are not the cheapest thing out there-- but it is an program specifically for rentals-- and the support service is the best I have experienced anywhere.  I messed things up with how I set it up initially-- and they helped me get it corrected. Call them at 800-669-0871 ext. 245 for Heather  tell her that Phil in Oregon sent you ( ya- they have a program for referrals, and I will take it but I referred many to them prior)

 

I started out with 3 units with them-- now I have 34-- best move I made was using this program.  If you do start with them, take the time to set up your rentals correctly ( not like I did) and it will be a breeze as you grow

It allows you to track everything-- repair notices, write letters using mail merge, write checks. make notes on tenants history ( it is VERY helpful in court), keeps track of the check # the tenant pays you with and date paid, automated bill bay history, write checks,  keep list of all old tenants with out having to look at them all the time (just uncheck the P for past), posts late fees, keeps track of 1099 vendors, separates out deposits from rent for accounting,

 

at the end of the year you can hit a report button (assuming you have put everything in) and you are ready for taxes

 

Really there is not anything that I wish that it had that it does not....in fact it has more than I know how to use.  It was designed for large PM companies so they can print reports for owners. etc so they are top notch.  The largest PM company in my area ( approximately 3000 units) recently switched to them after I suggested Rent Manager in a class they were putting on 2 years ago. ( they really did a do diligence prior to switching)

They do not post the pricing as it depends on: how many units, using their server or on your computer...etc.   As I recall, when I first got it -- it was slightly more for the stand alone (on your computer) than Quick books was-- but not a huge amount.

 

What really got me is they gave me reference's ( other LL who use it) and they all raved about it.  I bought the stand alone- and did not pay the maintenance-- I only had 3 units.  2 years latter I had more units and ran into a problem. 

 

This is what got me recommending them-- even though I had not paid the maintenance fee they still helped me out with my problem.  I have since gone to paying them the yearly maintenance and upgrade fee ( all the same- you get both).  Since that time I have had other things come up-- and their service is the BEST!  Just call-- no high pressure I guarantee it.  You will get a price given to you and references if you want.  They will not try and over sell to you-- just get you what you need.  If you have several thousnd units-- the cost is going to be substantial-- just a few units, and the cost is quite low.

Before using any other tool you must check for the better compatibility of the software tool for your work. Also check the services the company provides to you.

I developed new software called LittleLandlord.  I have been in property management for the past 20 years and could find nothing that was straightforward enough that I would want to use it.  I use LittleLandlord every day to manage 30 properties.  You can download it at http://www.little-landlord.com and use it for 30 days for free!  After that, you'll need an activation key.  I hope you find it as helpful as I do!

You could check out http://housters.com, it's a new property management web site for landlords that is currently in beta. For this reason, you get 2 months free right now, after that it'd only be $5/month if you have 1-2 properties.

It's simple and intuitive to use, which is more than I can say for other software I've used such as Quicken Rental Property Manager and LandlordMAX. 

Some of the features:
- Manage your properties, tenants, lease agreements, and rental finances.
- Generate alerts when tenants are late on rent, when a tenant's lease is ending, etc...
- Run reports on things like net operating income, cash on cash invested, etc...
- Document sharing (lease agreements, eviction notices)
- Prospective tenant history search

The Rent Rite Directory offers a free Rental History database to Property Managers and Owners that allows members to input as well as search evictions (before they hit public record), tenants who skip out on rent/collections, proxy renters (those who rent on behalf of unauthorized tenants ie: drug dealers, sex offenders, convicted felons), those who commit lease violations, property damage, and on-property crime. http://www.therrd.com Please help share information with other Real Estate Professionals.

Property management is hard enough by itself so choose the right software program to help you. Now you have to find a good software program to get your growing business organized. Hand scribbled notes and mountains of paper are a thing of the past -- hopefully. Prices for property management software can range from $100 to $10,000 (or more), so don't buy more than you need.

I guess I'll chime in here and mention LandlordPad, which is software my partner and I developed for ourselves. You're welcome to google it or follow the link at the bottom.

Finding the right software is very important. Ours focuses more on marketing properties to acquire quality applications and reduce or eliminate vacancy times - our system is integrated into your own domain and if you don't have one, we'll get one for you. Yet LandlordPad also comes with plenty of other stuff that helps us out a lot like tracking all maintenance issues, tenants can pay rent online, schedule showings, tenants and landlords can rate each other, etc. Actually, there's quite a bit more, but I digress...

What LandlordPad doesn't focus on (yet) is the "books". It's perfect for those who handle all their finances already in quickbooks or some other accounting software. There are plenty of other great software tools out there that handle most aspects of management, and they do focus on accounting, such as renttecdirect or buildium. Those could probably be construed as our competition, but we think the differences separate us enough. We don't necessarily think one is better than the other. It's just a matter of finding the tool that best suits your needs. Hopefully, that helps some of you.

Property and lease management software is an easy way to handle your daily real estate matters, and it also provides complete assistance but most of them are particular about a specific subject like rent or leasing. I am using Kunooz Dubai's lease management software http://www.kunoozdubai.com/products/leasing-management-system , which is very effective in lease and financial management and fully integrated with a cheque management system that gives me an extra edge to control my cheque in clearing and Cheque returns.

Best program in my opinion because I can contact my tenants through this site and it keeps track of every conversation so theres no confusion on who said what at what time
I also use it to draft contracts online. This is super easy to do, you just fill in the blanks, so just the important info, and the system does the rest so you can send it to your future tenant so finish it up.

Yeah, the RealTools is a limited and can manage only few operations of property management. To manage your property at the vast level, try Lease management software which is the best property management system is Dubai. It is also integrated with a cheque management system that allows you to manage your financial affairs along with your property management.
