I awfully suggest for  FundManager. It's a little hard to use at first, but It's powerful, cheap software for the experienced people. I've been using it for a year now and couln't possibly go back to quicken and spreadsheets. virginia tax preparation

If somebody is looking for a affordable software than first of all it is clearly decided that for what purpose you need software. Then you should have a demo version so that you can check that it is full filling your requirements or not. If it is then you should visit some more software and services provided in the market and you should choose the best for you.

I have the best program for you and its FREE to use!

Here are the basics:
-verifies tenants based on scores derived from history of payments etc.
-can perform contracts online safely
-quickly approve tenants, give them ratings, comments, that stick to them
-find properties nearby and tenants looking
-quick, direct messages

I was also looking for affordable property management software. I have 25 units in Northwestern Pennsylvania. I stumbled across VerticalRent (www.verticalrent.com), supported by a company called VerticalCloud (www.verticalcloud.com). It's near free. The only thing they ask me to pay for is a verification fee with Experian for the free tenant screening.

Not to sound like an infomercial, but the software is simple and easy to use. Exactly what I was looking for. Supposedly, they are releasing the ability to collect ACH (online rent collection) with no activation or monthly fees in August.

Finally found something that is near free and suites my needs. I suggest you guys check it out. It's worth it.

I've been using Rentalutions (http://rentalutions.com) for some time now, and I've found that it's been working out really well for me. It's cheap ($5/month!) and works great. Customer service is wonderful as well.

I use True Rent. The site is Free and really easy to use. It has a ton of useful features like collecting rents, document storage, accounting and it also tracks the performance of your portfolio. I like knowing how my portfolio is performing. It makes nice reports too. Definitely worth a look.

I've always been comfortable with the fully customizable aspects of Microsoft Excel. But I'm intrigued by the different ideas on this thread. I'll have to check some out. I always loved Excel because it's nice and simple. I simply tell someone who knows Excel exactly what I want, and they make the template. I'd upload my template here if I knew how. I like easy.

I have a 3bd, 2bth property in California near one of the universities and I primarily rent out to college students. After struggling for a couple years handling the leasing, I've now chosen to use this online service called OneRent.co to find/screen tenants for my property because they handle the entire leasing process which includes credit/background checks and all of the tenants are already signed up and ready to go on their site. They also have a broker facilitate the meeting with prospects and signing the lease once the deal closes. My question is, do you do the leasing for your rental on your own and why? Does it make sense for me to keep using OneRent (which costs about 10 times less than a property manager) or is it not worth it?

I use TrueRent.com, which is FREE and there are no downloads since it's web based. I used to use Quicken but after my computer crashed and I lost all of my data, I decided an online option is the only way to go. 

I've been using the site for a while and it has been great.
