I rented my house to a Tennant without a lease. We agreed on 500 a month. The Tennant failed to pay for a little over a month before he was told he had 2 weeks to move out moving out. In that 2 weeks he moved out. I filed a small claims suit for 2 months unpaid rent and cleanup fees. Did I take the right steps or will the Tennant have legal grounds to fight it?

I'm glad your tenant moved without much of a hassle it seems.  Each state requires landlords to follow specific procedures.  Here is a link to MI's guide.  See pg. 13 for evictions.

Assuming you followed the correct procedure and you have some documentation about your "lease agreement" - email exchange, rental application, etc., then you should be able to convince the small claims judge that you are owed 6 weeks rent.

Month to month is an option for landlord's who don't want to tie up their property with a low rent in a hot market or who need some flexibility for various reasons.  Otherwise, it doesn't make sense for most landlords.  Have a written lease, collect a security deposit and document everything!

Here's an article with some landlord tips that covers these topics.

Good Luck!
