Hi folks,

I have a tenant who is breaking the lease after 8 months of the 12 month lease and we have together found a new tenant (which is great).

I have 1 month rent as security deposit and I am remotely located so I cannot do a move-out as well as move-in inspection walkthrough in person.

I found a property management company that can do the inspections for $200 each. My question is that can I cut that $400 from the tenants security deposit?

I am already planning to charge them 1-week rent for the week that the house will be empty and getting cleaned etc. between tenants. They have been requesting that I not charge them that 1-week rent because they have been great tenants (which is true) and have actually fixed and patched a bunch of things in the house which they have listed out and calculated at about $2000 worth of labor cost savings to me (but which they did on their own volition). I am a little torn by this so wanted to ask how other landlords typically handle such requests, especially when ending things on a good note.

I do not think you can charge for the inspection. It is an administrative cost, just like preparing contracts and filing taxes.

This is just my opinion and I am not a lawyer.
