My tenant gave me notice on the 4th of Oct. that she was moving out Nov. 1st. She did this verbally. She's also on section 8. Section 8 sent the rent payment for Nov. which is half of her rent. I've had to replace smoke detectors that were hard wired in, 2 of the 4 carpets that were ruined the others needed to be cleaned, I had to replace 10 or so light bulbs...they seemed to like living in the dark. I used her security deposit to replace the rugs and clean the others. I was intending to use the rent  money section 8 sent to cover the rent she owed and just wash the rest. Now she sent me an e-mail saying she was expecting her depsit back. What recourse should I take? I live in New Hampshire. Thanks
