I am about to purchase my first rental. It will be in a metro area. I attended a mandatory lecture by my local housing authority and plan on renting section 8. They made it sound like there was a large amount of individuals with housing vouchers so there should be a decent pool of prospective tenants. I expect there to be a large learning curve and was wondering if any of you had advice for renting section 8 properties or if there was any information that you wish you would've had going into renting section 8. Thanks

My suggestion to you is find your local " REIA " and take a class through them to learn all the do's and don'ts especially with section 8. It is not recommended for new LL's. however you may get lucky and have no problems, but if not, there's alot you will need to know. section 8 varies a little from state to state.

make sure you do a background check on them just like anyone else.  just because part or all of the rent is covered by sectio 8-- does not mean they are good tenant or worth the hassel.  Worst tenant I ever had was section 8 -- fully paid-- rent was $500 a month -- spent nearly $6000 in attornies fees in six months

I've had two section 8 tenants in my 10 years of being a landlord, what I've noticed with both is they always paid by the 5th of each month, but the sense of "entitlement" the 2 tenants have isn't worth the lower guaranteed rent.  I've had non Section 8 tenants that pay more and aren't quite as "needy".  I may have had the luck of the draw though, I'm sure there are good Section 8 tenants our there.  I just found mine overbearing who constantly called asking why their "food stamps was cancelled" or there's a "bird flying by the chimney."
