Hi and hello forum...

Follow up question....

If someone has violated the lease for any "reason"....  can you give them a 3-day notice to quit/leave......

"I'm wondering if there needs to be a verbal or written notice to stop activity"??    

Quick overview... 

Given a 3-day quit or pay notice.  Talked with the owner and he wanted us out for break a covenant of our lease, "undocumented person living in the apartment".   Rent was paid for April but he said he'd return our monies.  So not wanting to cause any problems, we found other accommodations and left the property as it was given - "clean clean" (Apartment was only 7 months old). 

Fast forward.....  now the owner says he's keeping half the rent money $1,200, a re-lease fee $250 and $50 for electric??   Supposedly he wasn't about to rent the apartment until half the month was gone,  plus the re-lease fee and electric....  total amount $1,500.  

Now...  I'm just wondering what we can do...  Landlady  and owner knew of our type of work and in order to cover our rent when someone would leave, we'd find a replacement.  Always notified the landlady and it didn't seem to bother her or she'd say "she would be over with the paperwork but would always forget and even lost one guys info.......

Hindsight being twenty twenty.....  never get personal involved with a land lady that drinks - "big mistake" but another long story.

Any input would be appreciated.... thank you.
