I took over a rental property January 1, 2011.  There is no lease agreement and never has been.  It's a month-to-month tenancy.  The tenant pays a set rent rate per month and I pay the electric and water bills.

 

I would like to let the tenant take over the monthly utility payments come January 1, 2012.  I would like to notify, in writing, the tenant now to have ample time to make arrangements as needed.

 

Is there a form or letter of some sort I could go by?  There are tons of rental increase letters, but this is somewhat a special circumstance.
