My mom and I are new landlords.  We are curently seeking tenants for one of our 2-bedrooms units.  Is it a safety hazard if we rent to a family with 4 kids and the 2 parents?  We've have been getting alot of those kind of phone calls.  I just tell them that it will be a little cramped with that big of a family.  Is that the right thing to say?

If you are from Michigan, the housing code prohibits more than two children per bedroom and they must be of the same sex.  (two boys or two girls, but not one boy and one girl) When people call my office and say they have four kids and they are applying for my 2 bedroom unit, I tell them that housing forbids me to do so, but if I have any openings in one of  my  3 to 4 bedroom units I will call them just as soon as one becomes available.   Many ways to decline them.  Chances are they won't pass the criteria anyway.  Make sure you have a CRITERIA that is VERY IMPORTANT!
