I rented a condo to a couple with both names on lease. They have split up and one left. The remaining tenant wants to continue in the condo but wants to redo the lease on his own, but they have 9 months left on the lease term. With a security deposit involved and the legal obligation that the other tenant committed to I think the right thing to do is keep the original tenants on the lease but I don't want to alienate the responsible tenant. I would like any suggestions on how to handle.

Return the original security deposit to both tenants, and draw up a new agreement for just the one tenant and collect a new security deposit from that one tenant. Make sure that one tenant has the resources to pay for the rent themselves.

To rent the tenat take agreement by just a tenants and again a new agreement fill for the period with a vaild way , and make it Saint George property management sure that all the responsiblity is over that and ,That tenat will pay all the rent accordingly the agreement . this is a better suggesstion for the one tenat for the renting and the rent is the handled by them .

Your lease to determine notice must be given if one party wants to rent on time or fail to act according to other lease provisions .
