I just helped to launch RepairMyRentalPro.com with a landlord friend of mine.

RepairMyRentalPro.com matches property owners needing work on their rental properties with contractors that provide the services that they need.
Our goal was to create a site where rental property owners can post jobs for contractors to search and use to fill their schedules.

I just use Quicken and Excel.  I have 24 properties.  I do all the management and repairs.

Maybe if you have 100, you might need a different software?

Online software needs to do a lot, like The RRD.  This is perfect for small-medium landlords and property managers.  You can screen prospective tenants, report property incidents, search our vendor database for the various vendors you needs, and more.

Property management software is a great way to free up your time and make the rental process a little easier. NoNonsenseLandlord raised a great point about how the amount of rentals that you have is important in choosing to use property management software. It's a good thing to keep in mind when comparing software. You want to focus on services that fit the amount of units that you have.

We recently founded TurboTenant, which is a great property management software for landlords and property managers who have 50 units or less. there are lot of software that are used for property management. Buildium, Maintenance connection,appfolio property manager, propertyware are some of the known softwares. still i dont how does this really work or how this being installed. i have heard about many other softwares and application through academic coursework.
