I rent out the Basement of my townhouse in Virginia.  My tenant complains that there are bugs, mainly crickets and spiders in the basement.  She notices only a few bugs per week.  Previously I treated the home and yard for pests.  She wants both the home and yard professionally treated for pests.  What is my responsibility as the landlord? 

The Virginia Residential Landlord and Tenant Act says:
Tenant Obligations

§ 55-248.16. Tenant to maintain dwelling unit.

A. In addition to the provisions of the rental agreement, the tenant shall:

1. Comply with all obligations primarily imposed upon tenants by applicable provisions of building and housing codes materially affecting health and safety;

2. Keep that part of the dwelling unit and the part of the premises that he occupies and uses as clean and safe as the condition of the premises permit;

3. Keep that part of the dwelling unit and the part of the premises that he occupies free from insects and pests, as those terms are defined in § 3.2-3900, and to promptly notify the landlord of the existence of any insects or pests;

 

So, with that being in the VRLTA handbook, I would think that implies that she is responsible for the pest control costs.  Please help!

In the same law, I'm sure it says you must deliver then maintain the premises in safe and sanitary manners.  The crickets aren't a problem (just annoying).  But the spiders, depending on what type they are, could be dangerous.  Since this is a multiple family property, the onus for pest extermination usually falls upon the LL.  But I see no reason for professional extermination for this. OTC sprays available at any big box store or hardware store should suffice.  Give the tenant her 48 hour notice to spray, then spray inside and outside the building.  On the exterior, you should be able to find some barrier products to help stop the influx.  On the inside, pesticide should kill those that enter.  Try to caulk around windows and doors, pipes, and electric lines to minimize openings for them to enter.  After that, give her the spray and tell her to use it as needed.

Sprays have definitely worked for me in the past, although you have to be super diligent and often have to keep treating to get the bugs to go away completely. If you're looking for good products to use to kill bed bugs I totally recommend this site - Bed Bugs, they have great products and great prices.

Be very careful what you use and where you use it.  I am a 38 year veteran of the pest control industry and it is very hard to control bedbugs by using available chemicals in the maner discribed on the chemical lable and misuse is a Federal crime so be careful.....

I had bed bugs in my bedrooms, it seems i can't remove the bed bugs away..
I found a Pest Control Company, anyone had try their service before?
I would like to have more details and feed back before considering if i should use their services.

By a consultant or bed bug spray you can remove bedbugs, finally can give relief to your tenant!! So keep trying

I use an 1/4 can of alcohol on a stone in the room,seal old the vent if you have oil.take plants out,light the alcohol and leave room,stay gone a while when the air in the room is gone all will die. when you come back open door but don't go in let air fill room first,clean up bugs,may have to do it for roaches a few times,do at night for roachs,thats when they come out.

That is crazy and dangerous advice.  No one should try this.  There are too many leaks around doors, windows, switches & outlets, pipes, etc. to seal a room well enough to burn all the oxygen out of it enough to kill all bugs in it.  And a burning soup can?  You're asking to just burn your place down.  DO NOT DO THIS!!!
