I am in the Metro Davidson County (NASHVILLE) TN area.
I have a tenant that pays weekly rent and is 7 weeks behind.

I am trying to figure out the proper notice to send.

There is a 3 day pay or quit notice, can I use it?

the code says:
(a) The landlord or the tenant may terminate a week-to-week tenancy by a written notice given to the other at least ten (10) days prior to the termination date specified in the notice.

I am thinking this means that I can send the 3 day pay or quit at that point go file papers with the court to evict or do I have to wait the 10 days to get the court papers filed...

There is also another notice that is basically pay in 14 days or tenant needs go vacate in 30 days.

I hope there are some folks out there that can advise me.

I appreciate any help

These are different notices used for different reasons.  A Pay or Quit is used for non-payment of rent.  Serve this one.  The chart on this site says TN has a 14 days notice to cure and termination on 30th day after service if not cured.  But your local metro area may have a different length notice.

The other termination notice is to simply end an agreement with a tenant (with no reason given).  It just says "I don't want to rent to you any longer so you need to move out in XX days."
