My son and his girlfriend have moved into a mobile home that I own that needs to be remodeled. He has fixed all the floors, put a new heating and air unit in it. Remodeled the bathroom. But they are still living there with no sink in the kitchen and no carpet or tile on the floors. They are paying me $100.00 a month and they think that they shouldn't pay that. The agreement when they moved in was that they would give me $300 worth of receipts a month (while remodeling) and the $100.00. Well needless to say, I have not seen any receipts and its like pulling teeth to get the $100.00. I need some kind of rental agreement that will state that they will pay the $100 and give me $300.00 worth of receipts or they will pay $400.00 per month. Does anyone know of a rental agreement that would work for me? Thanks for your help.

Is the agreement in writing or email at all? 

I don't think you will find what you are looking for, but you can type it up as the both of you agree and both sign and date it. This way, when he tries to pull the same thing in three months, you can point to exactly what you both agreed to. It would also stand up in (most) courts if it ever got to that point. 

This isn't uncommon at all when people are supposed to do the work in the place they are leasing. They often don't do it, or if they do it, it isn't even close to the quality it should be. Every time we have made an exception and let someone do this, it has come back to haunt us, so we don't allow any exceptions for that anymore.
