I had a renter that rented a room in my home that I had to evict because they had legal issues and the cops would arrest them in my home. I evicted them and did a thorough inspection. They had to replace a few damages. They paid me for some of the damages but will not pay me for the window damage.

This is in Virginia by the way...

I have all this written down in writing. They are ignoring my emails, phone calls, and much more. They informed me in email I had to do it within thirty days when there was no discussion or agreement on that... I have everything in writing. Now they will not speak to me.

What are my rights and what can I do?

Also, I rented it to two 20 year olds. Parents are the co-signers and the parents wont even answer my phone.

sue the tenants & you get paid before you get to court
