I own a few rental properties, one of which has 24 units, which is the topic of my question.  Because of the amount of units I own, I can only have my maintenance people go to certain properties on A certain day. 
I have my people to go this particular property every Tuesday to fix/handle everything; landscaping, painting, maintenance, unit clean-up, etc..... You get the drift.  There have never been any problems; however, I have a tenant now who works every Tuesday (and who has a dog on premises) which is the 'repair' day for that particular property. (most of the other tenants ......?)  So far, she's made all the repairs herself.  I can't get my guys out there to her unit to fix anything on any other day than Tuesday. When she's given me a repair notice, I've set up a date/time to fix it, on Tuesays, but she always cancels it due to her work schedule. I don't want to get sued if something comes up that she can't fix.  I know I have the right to go on the premises if it's an emergency (understanding the 24-72 hour rule).  But how can I make her understand that repair days are on Tuesday, and she has to have the apt. available on that day ONLY?
