We sent a notice to quit to the two individuals on the lease. We chose to send it return receipt because we live out of town and only get there on weekends.  We gave the required ten days notice to vacate for non-payment (Pennsylvania). 

We received on return receipt but noticed that someone else signed for the letter...not the person it was addressed to. The other person apparently did not get the letter from the post office yet. 

So...if they did not get the letter does the date we put in the letter for vacating still stand? OR... should we post a new letter on their door with a new date ... ten days out... and photograph the letter on their door?

This is our first eviction.  Thanks for your help!

Wait a sec.  Just because someone else signed for it doesn't mean they didn't get it.  It was signed for that it was delivered to that rental address, right?  Then I would consider it delivered.  The signature could be from the babysitter, a relative that was visiting, or a friend that answered the door.  (OH law says the notice can be delivered to anyone in the household over a certain age.  For instance: a teenage may be permitted to receive this notice).  Check to see who can sign for the notice there, and to see if the form of notice you chose is permitted in your state.  Are you permitted to send it by US mail, post on the door, or what?

Thanks.... after doing more research I do feel better about things.  In PA we are able to use registered certified mail.    Fortunately.... the family seems to be adhering to our notice to vacate.... we didn't think they would....but saw their truck loaded.  This has been a good learning experience and I will apply my lessons to future tenants.
