Does anybody have experience when one roommate moves out, and the other wants to stay?  Both names are on the lease.  One roommate gave 30 days notice, but the other would like to stay (even though I'd prefer she moves out to).  Does she have the right to stay and find a new roommate?  Or can I cite the lease and say that since the other person has given notice, it's the same for both? 

In other properties, I let the roommate find a new roommate, then I run my credit/background check, then start a new lease with both new people.  Just wondering if anyone can share their experiences.  Thank you!

What do the lease and local law say about it? Does one tenant leaving terminate the lease at which point the other tenant needs to sign a new lease (whether or not there is a new roommate to add to it)? 

Why don't you want her to stay? 

I would think that if her being there alone disqualifies her from your usual screening requirements (such as monthly income), then you could choose to not lease to her alone moving forward.
