A prospective tenant is asking if she can run a daycare in a granny unit (600 sq ft, 1bd 1ba 1living). In LA, a daycare in a garage unit is permitted. I am tending to decline the tenant because
- the property is in quiet R1 zone with most of the neighbors are retired couples. The neighbors would hate many cars in/out daily
- the wear/tear will be more severe than non day care use (6 kids up to age 6).
- not sure if the unit will pass the safety code such as tempered glass etc, even if I will ask tenants to pay for retrofit.
Any thoughts?

I wouldn't. Kids is bad enough. A bunch of kids who don't live there is a wear and tear nightmare. I think there is a very small chance you wouldn't regret it.
