I have a pending sale of a tenant occupied, leased unit.  I have negotiated a buyout with the tenant, with proceeds to be transferred to him on a date after close of escrow.  The new owner will essentially become the lessor in the interim.

What consequences, if any, are there for me if the tenant doesn't vacate on the agreed upon date?  What should become of the proceeds that would not transfer to tenant?
