I need your help.  I have two tenants.  At the end of the lease, one is leaving and the other is staying.  The one staying will not get a roommate.  I will, of course, return security deposit to the one leaving.  My question is, my security deposit is one month's rent so do I get the difference from the one staying?  Thanks.

you need to do a new lease
start from scratch,,  check for damage

No.  The deposit doesn't get returned until all tenants are out.  Then it is made payable to ALL tenants who were on the lease.  If the departing tenant wants his security, he can get it from the remaining tenant.  That way you stay out of the whole inevitable dispute over who did what damage.
