I just accepted a job offer as a Property Manager of 72 unit apartment community, I have years of experience in the apartment industry with leasing, marketing and a little of the accounting part. I will be the only onsite employee other than the maintenance man. I will be trained by the current Property Manager until her last day, and wanted to get some pointers. What questions should I ask about taking over? From small things to major things. Also I was told I can order anything for the office that I think is needed, for example they don't have a make ready board. Are there any suggestions about ordering anything that make your day go a little smoother? Any help will be appreciated!

I would just say to document as much as you can, even little stuff. Find out names and numbers to as many people as possible (plumbers, electricians, flooring, bookkeeper, CPA/tax preparer, etc.). Make sure you can explain it to someone before the old property manager leaves. How have they been tracking maintenance requests, work per unit (when was the last time this unit's AC was replaced), screening requirements, eviction procedures, pets, vehicles, everything. Write yourself a manual that is so through someone could pick it up and take care of things if you got hit by a truck. Where all do they usually market available units, do they have a wait list, what ads do they actually post, are those ads even legal or do they have language that could be considered discriminatory (great for college students, use of the word 'mature', no kids, etc.).
Policies and procedures can make or break a business, and most are severely lacking. Getting it all documented can make a big difference. Bookkeeping is another place where people commonly mess things up. Will you be doing that, or is that done by someone else?

Firstly you should make an itinerary of things that you would need. This may include contact details of plumbers, cleaners, maintenance workers, painters, local contractors etc.
