Tenant has absconded.
2 months rent due and damages to property.
I plan to go to small claims court, but I don’t have her new address.
What are my legal options ?

You have their social security numbers; personal references and contact numbers right?

You can post your question for free on, free legal advice to get an idea of what to do.  Also contact the Sheriffs department and start calling their references and see if you can find them and plant the seed that you and the police are looking for them.

Here are a few actions you can take-
1. Estimate the repairing cost by conducting a property inspection and recover it through the tenant's security deposit.
2. Find the tenant's new address from the post office.
3. If a tenant has terminated the lease early, go to the small claims court.
4. Collect all the proofs of lease termination before case hearing.
