i had a tenant vacate the property on the 30th of April. there is some personal property that they left ,( bed , dresser , cleaning supplies , stereo equip. )i spoke with him on the 2nd, he said he was going to pick everything up that day. he was a no show and now his cell phone is disconnected. i have people that want to come look at the rental , but I'm not sure what the legal thing i can do with the personal property. anyone know what my legal standpoint is? i live in the central valley  ca.

Go to your state LL/tenant laws and follow them exactly. ( link at http://www.landlord.com ) If you do not -- get ready to be sued because that stereo will be worth "thousands"  same for bed etc.-- and you may have to pay double or triple damages.

Often the law says you have to store those items.  Check local law to see if it is the same.  Send the former tenant a certified letter allowing 30 days to come get the items.  Send the letter to anyone who may be able to get it to the tenant of you have no forwarding.  Keep a copy of the letter to protect you if the tenant later comes back to claim you "stole" those things.  You can dispose of them after the 30 day period.

What a run-on sentence digital!  Can you actually say that sentence in one breath and have it make sense?

Condos have an appeal that traditional homes lack, as they are often less expensive, never require gardening and are often closer to urban places than the suburbs. However, there are a few condo drawbacks a prospective buyer should be aware of. Source of article:take a peek at our internet site. There are a lot of condos that is being sold especially in cities. If you want to have a space of your own, you should try gettng a condo. It is easier to live in a condo than in a apartment because it doesn't need much maintenance.
