This is a new one. I now longer accept checks - tenants have to pay via Chase QuickPay, PayPal, etc.

In December I took a chance on a tenant with bad credit, and charged her a much higher deposit. She was late on January rent - that quick. I charged her late fees and she paid on 1/3. We had a noise complaint about her on 1/12.

Yesterday PayPal said that she was disputing the charge (rent)! The tenant said she didn't know anything about it. The bank was doing that. [smile] What? Why would the bank do that. And what bank?

I could send a copy of her lease to PayPal, but I'm not going to bother.

I talk to my lawyer today. I think she's scamming me, and that this would be handled like a bad check.

You actually shouldn't accept PayPal for this very reason. I learned this the difficult way, but rent is considered a service and can be disputed. I even had to check the terms and conditions. Here is a great article related to the topic:

Thanks.  That's an eye-opener.  In this case the tenant's mother resubmitted the payment for her along with a $50 late fee ($25 per day) for the two days I didn't have the money. My lawyer said that these are handled as a bounced check.

It will be interesting to see what happens next week when the rent is due again.
