Hello I have a tenant with a month to month lease that I am terminating. She is late with July's rent and is telling me to keep the security deposit for the owed rent. Problem is she will close the full security deposit for the broken tiles in the bathroom. Igave 45 days notice and she found a place and says she will be out by August. Problem is she signed a lease that states I must have 30 days written notice or she owes another 1500 for that months rent. What can I do to get the money that is owed to me I've never had a problem like this and it's killing me she gets a free months rent and I'm stuck with the repairs and a month of no occupancy. Please advise.

Sue her, take her to court, probably win, she probably won't pay you anything, you can send it to collections, might get something.

Odds are it isn't worth the hassle. Just let her out, get her out asap, and get it ready to rent as fast as you can to minimize vacancy. I would list it and start showing it as soon as she's out and let people know it's available as soon as the work's done, this time of year you'll probably have someone waiting for it before you are done.
